Quinnipiac enters final stages of its master planning process

Quinnipiac University is in the final phases of unveiling its new master plan according to filings with Hamden’s Planning and Zoning Commission.

The university was supposed to present the new master plan to the Hamden Planning and Board during its meeting on Sept. 8, but had to reschedule. Current filings do provide details on the new Quinnipiac Health Center.

The Hamden Inland Wetlands Commission and Hamden’s town engineer are concerned with the risk new construction will cause nearby waterways and ponds on campus. New construction will remove the tennis courts currently near the recreation center and replace it with green space. 

Markings for where new barriers will be are already sprouting out of the ground near the current recreation center on the Mount Carmel campus. The marked wooden stakes mark where barriers will be set up to protect waterways. Flags denoting gas lines are also present. 

“The proposed addition will add 56 thousand sq./ft/ with 0.21 additional acres of impervious surface on 3.69 acres of the proposed construction site,” the filings said. “Construction will begin early spring 2021 and be completed 18 months later in 2022.”

There is currently no contractor to construct the health center according to the most recent filing from Sept. 2.

Parking for construction will be in a cordoned off section of North Lot. In the past, construction workers were shuttled in from a remote location. 

Quinnipiac’s master plan is being planned by Ayers Saint Gross, who have previously created master plans for a wide variety of colleges including Virginia Commonwealth University, Texas A&M and the University of Pittsburgh.

Ayers Saint Gross have said in town halls that in the new master plan they are looking at the poor conditions of dorms, the lack of foot access to Whitney Avenue and the lack of recreation space on the York Hill campus among other things. 

The university is not scheduled to reveal the new master plan at the next Hamden Planning and Zoning Commission meeting on Sept. 22.
